Buying a Condo at Ocean Sands


After visiting the property, we don't need to mention that Ocean Sands is a lovely place to live, vacation and provide a long-term investment.


Ocean Sands condominium association is governed by its condominium documents and their amendments in accordance with Florida statutes. In addition, we have a set of rules and regulations.

At Time of Offer

Review the condo declaration, bylaws, and amendments (aka 'condo docs') that govern our condo. Digital copies (as PDF files), along with year-end financial information, can be obtained from the private Owners' web page by the seller. The seller can also provide building insurance certificates for your mortgage company.

Please print and complete the New Owners' Welcome Packet and review the Rules and Regulations.

Items to note as you review the documents:

  • print and complete the New Owners' Welcome Packet
  • complete Change of Ownership Form and the Voter Designation Form
  • complete Board of Director Introduction and Certificate of Approval
  • complete Consent to Receive Electronic Communications
  • strict 14-consecutive day minimum rental policy
  • rental fee of $100 per rental agreement to be paid in advance of tenant arrival
  • parking passes are required for every vehicle parked on site
  • guests or tenants must register at the office for a vehicle parking pass
  • guests and tenants are not permitted to bring pets
  • review and sign the Frequently Asked Questions and Answers Sheet (FL 718.504)

Prior to Settlement

Reminders:

  • Contact Duke Energy, 727-443-2641, for uninterrupted service
  • TV and internet services are provided as part of the monthly assessment. Call Spectrum Cable, 855-222-0102, for (optional) landline telephone or premium TV services
  • If you hire a home inspector, they will need to stop at the office to register and to obtain access to the roof for an air conditioning inspection.

At Settlement

Obtain fobs and mailbox keys from sellers.
